Winter Residence is for guests who value a private kitchen, distinct living and working space, parking and the rhythm of a real Adriatic town outside the summer season.
Each request is coordinated around duration, residence allocation, housekeeping and the needs of the guest. Each stay length is presented as a distinct residence format with an aligned service and changeover rhythm.
Booking window: individual residences are
offered only for stays between 15 November
and 31 March.
Complete-estate use remains available within the same period,
subject to availability.

Rates are total accommodation prices for the named stay length, not per-person prices.
Residence allocation, applicable taxes or mandatory charges, payment schedule, any security deposit and cancellation terms are disclosed before booking.
Housekeeping, linen, utilities and optional arrangements are recorded in the final quotation for the selected stay.

When are individual residences available?
Individual residence bookings are offered only for stays from 15 November to 31 March, subject to live availability and final confirmation.
Can the complete estate still be reserved in winter?
Yes. During the winter booking window, guests may request one residence, several residences or the complete four-residence estate.
What is the minimum winter stay?
The standard minimum winter stay is five nights. Defined 7, 14 and 30-night stay formats are also available, subject to current availability and final confirmation.
How is New Year offered?
For 27 December 2026 to 3 January 2027, only the complete estate is offered, for a fixed seven-night stay. Individual residences and shortened stays are not available during this period.
Is the outdoor pool available during a winter stay?
No. The outdoor swimming pool is closed from 1 November to 31 March.
What is confirmed in a winter quotation?
Residence allocation, stay duration, heating, housekeeping, linen, utilities, optional services, deposit, cancellation terms and any company invoicing requirements are confirmed in writing.
Are the upper residences accessible by lift?
No. The building has no lift and upper residences are reached by stairs. Mobility requirements should be discussed before booking.
