1. Purpose and scope
This website provides general information about ALMISSUM Residences and possible private stays. It does not by itself constitute a reservation, contractual offer, guarantee of availability or professional advice. Mandatory consumer rights and the agreed booking terms always take precedence over this disclaimer.
2. Availability, prices and contract formation
Availability and prices are shown through the live booking process. A stay is not reserved merely because dates or a price are displayed. A binding contract is formed only in accordance with the booking steps and booking confirmation.
Before placing a binding booking, guests must review the accommodation, total price, included taxes and charges, payment schedule, deposit, cancellation conditions, minimum stay, occupancy limit, house rules and check-in requirements shown in the booking process. Information supplied before the booking and incorporated into the confirmation forms part of the contract and cannot be changed unilaterally except where the contract or mandatory law permits it.
3. Cancellation and statutory withdrawal
Cancellation and no-show consequences are governed by the conditions accepted during booking. For accommodation supplied for a specific date or period and not intended for residential use, the statutory 14-day withdrawal right for distance contracts does not apply. This does not affect any contractual cancellation right expressly granted in the booking conditions.
4. Accuracy, floor areas and photographs
Descriptions, photographs, plans, dimensions, distances, amenities and specifications are prepared with care. Minor deviations may occur. Decorative items, movable furniture, seasonal arrangements, vegetation and views may differ from photographs. Floor plans are provided for orientation and do not replace certified architectural or cadastral documentation.
If a particular feature is essential to a stay, guests should request written confirmation before booking.
5. Seasonality, access and suitability
The outdoor swimming pool is closed from 1 November to 31 March. Outside that closure period, pool operation and heating, outdoor furniture, beach facilities, transfers, local venues and other services may still depend on weather, maintenance or third-party availability.
The property has no lift. Guests are responsible for informing us of mobility, accessibility, medical or other material requirements before booking so that suitability can be discussed. No website statement replaces an individual accessibility assessment.
6. Optional and third-party services
Chef services, dinners, transfers, boat activities, excursions, massage and similar arrangements are subject to separate availability, confirmation, charges and, where applicable, the terms of an independent provider. KARLO LEONE d.o.o. remains responsible for its own obligations and for third parties only to the extent required by the contract and mandatory law.
7. External services and links
The website may use or link to Lodgify, Instagram, Google Reviews, Google Maps, payment providers and other external services. External providers control their own platforms, availability, security and data practices. A link does not imply endorsement of all external content. KARLO LEONE d.o.o. is responsible for selecting and integrating providers with reasonable care, but not for circumstances outside its control unless mandatory law provides otherwise.
8. Reviews and ratings
Ratings are presented with their source and, where stated, a check date. Platform ratings may change as reviews are added, removed or recalculated. No guarantee is given that a third-party rating will remain unchanged after the stated check date. Reviews must not be selectively presented in a way that creates a misleading overall impression.
9. Website availability and liability
Reasonable efforts are made to keep the website secure and available, but uninterrupted or error-free operation cannot be guaranteed. KARLO LEONE d.o.o. is not liable for damage caused solely by circumstances outside its reasonable control, subject always to mandatory law.
Nothing in this disclaimer excludes or limits liability for intent, gross negligence, death or personal injury caused by a breach of duty, fraud, a binding guarantee, or any other liability or consumer remedy that cannot lawfully be excluded or limited. Contractual liability relating to an accepted booking is governed by the booking contract and applicable law, not by this website disclaimer alone.
10. Intellectual property
Unless otherwise stated, website texts, photographs, films, floor plans, graphics, brand elements and designs may not be copied, altered, distributed or commercially exploited without prior written permission, except where mandatory law permits such use.
11. No acquisition or investment offer
This hospitality website is intended for private-stay information and direct bookings. It is not an offer to sell or acquire real estate, securities, shares or any investment product, and it is not investment, tax, legal or financial advice.
12. Applicable law
Croatian law applies. This choice does not deprive consumers of mandatory protection available under the law of their habitual residence. Mandatory statutory jurisdiction rules remain unaffected.
