ALMISSUM is designed for families and friends who want to travel together without sharing every room. Each residence has its own kitchen and living area; the pool, terraces and covered dining setting bring the group back together.
From 1 April to 31 October, the complete estate is reserved for one private group. Individual residence stays are available only from 1 November to 31 March, subject to current availability.

Where are ALMISSUM Residences located?
The private estate is in Duće on the Omiš Riviera in Dalmatia, approximately 1.5 km from the centre of Omiš and 40 km from Split Airport.
How many guests can stay at ALMISSUM?
The complete estate accommodates up to 22 guests in four self-contained residences with 11 bedrooms and 11 en-suite bathrooms.
What are the check-in and check-out times?
Check-in is from 16:00 and check-out is by 10:00. The current times are also shown directly beside the availability calendar.
How is the price for a stay calculated?
Prices depend on the selected dates, stay format, minimum stay and length-of-stay discounts. Choose a period in the availability calendar for an indicative total; the written offer is final.
How far is the nearest beach?
The sandy beach in Duće is approximately 200 metres from the property.
Is a security deposit required?
Yes. The refundable security deposit depends on the selected residence: Garden €400, Terrace €500, Panorama €600, Penthouse €700, or €1,000 for the complete estate. It is due on arrival and is separate from the accommodation price.
What payment and cancellation terms apply?
The current deposit, balance-payment and cancellation schedule is displayed directly beside the availability calendar and is confirmed again in the written offer.
Are pets allowed?
No. Pets are not permitted at ALMISSUM Residences.
Does the estate have a private pool?
Yes. The estate has a private seasonal outdoor pool with sun deck. The pool is closed from 1 November to 31 March.
Which amenities are included?
Four equipped kitchens and living areas, air conditioning, Wi-Fi, bed linen and towels, private parking, terraces, outdoor dining and summer-kitchen facilities are available. Additional services are agreed separately.
How large is the property?
ALMISSUM offers approximately 650 m² of indoor living space across four residences, plus terraces and outdoor areas.
Can individual residences be booked?
From 1 April to 31 October the estate is offered only as one private property. From 1 November to 31 March, individual residences or combinations may be requested, subject to availability.
